Value of Rent to 2025
The rents in a lease contract can be updated according to the agreement of the parties or according to the annual legal update coefficient. This coefficient is calculated by the National Statistics Institute and is set out in a notice published in the “Diário da República” (DR) by 30th October, each year.
Thus, according to Notice no. 23099/2024/2, published in the DR on 18th October, the coefficient for the ordinary updating of rents for 2025 is 1.0216 (2.16%).
In practical terms, based on an example where the monthly rent is €1,050.00, once the aforementioned coefficient of 1.0216 is applied, the result is €1,072.68. This figure must be rounded up, in accordance with the law, to the nearest cent, resulting in a new rent of €1,072.70.
In order for the new amount to be demanded by the landlord, he must notify the tenant by registered letter with acknowledgement of receipt, at least 30 days before the date on which he wants the new amount to apply.
Thus, if the landlord wants the new amount to be paid by the tenant as soon as the rent is due in January 2025, he must send the notice now and during the month of November 2024.
